About EKA Project Management

Earl Kendrick Associates have all the technical knowledge and expertise you would expect from a leading firm of surveyors. But our ethos is that surveying is ultimately a people business, and consequently we put a premium on managing relationships, not only with our clients, but also with the design team, contractors, planning authorities and anyone else with a stake in the projects we work on, from tenants to neighbours. This helps ensure projects run smoothly, with everyone involved fully on board and any conflicts resolved quickly and amicably.

On any given project, we are happy to take on an over-arching role managing the whole contract from start to finish on behalf of a client, which includes not only the building contract but aslo the design team. We provide this service across the residential and commercial sectors. When we take on a project management role, we assume full responsibility for everything from the project’s overall conception to its day-to-day coordination and management.

The Five Stages of Project Management

Project management involves five stages, with various processes required at each one. We can help from the very beginning of the process by initiating the project and advising on parameters, scope and likely costs. Then the planning stage is crucial. We can help develop conceptual designs and feasibility studies, including financial modelling, market reports and analysis and sourcing materials. We will then take responsibility for technical briefs and practical construction plans, including finding suitable contractors and arranging quotes, as well as liaising with planning bodies and local authorities to obtain planning and statutory permissions and ensure compliance with Health & Safety law, as well as technical due diligence. Finally, we can manage tendering and procurement, risks and mitigation measures and cost controls.

Once the plans are in place, we are ready to oversee the execution of the project. This can include land acquisition and assembly, and negotiation of lending terms with funding institutions where necessary, before we assemble professional teams including contractors and consultants. We report back to our clients at every stage, with up-to-date delivery programmes and live budgets. We also take responsibility for robust works monitoring and control and close construction management, problem-solving and troubleshooting wherever necessary. Finally, we always plan early for the completion and occupation stages of a project, and then stay on top of things until the project is delivered to the full satisfaction of the client. When a project is nearing completion, we oversee quality, snagging and handover of the project, including agreement of final accounts with contractors, and stay in the role of project manager through to occupation and final project close out.

At Earl Kendrick we have a large and established network of consultants such as architects, structural engineers, interior designers, conservation specialists and the like. We are therefore well-placed to help assemble the right team for any given project.
